Do you need a Professional Home Inspection?

I am often asked by clients if they need to pay for a home inspection. My response is often, how big of a gamble are you willing to take? I realize no one ever wants to spend a few hundred dollars on a second opinion when a friend or family member will do it for free.

However, time after time I observe transactions where people tend to get what they pay for. Now I am not saying that a Professional Home Inspector will find everything, but more often than not, they tend to find several items that are often overlooked by even some of the most advanced home buyers.

Almost every home and building will have it’s flaws whether it is brand new or a century old. The key point here is to make sure one knows what they are getting into and that they can live with the property in the current condition before they sign over a major part of their life savings. 

Over the years I have experienced where astute buyer eyes who know the areas very well have missed termite damage, roofing damage, electrical issues, sewer line problems, structural damage, exterior and interior issues that can add up to thousands of dollars in hidden expenses.

While it is true that different areas tend to have some of the same challenges, one can still miss some important factors. Denver area homes can often have similar issues just like Littleton and Centennial homes can have similar characteristics to each other. With Highlands Ranch homes typically being much newer, one may desire to pass on such expense because it’s newer construction. 

However, if your not one who enjoys surprises, I would highly recommend you invest a few hundred dollars to educate yourself on your future investment that you will spend thousands of dollars on.
